• Quantity: 1  Unit: LS  Work Item: Removal and disposal of existing roof system (including vertical flashings, penetration flashings, sheet metal down to structural plywood deck, non-usable roof vents, rooftop equipment, and pipe supports).
• Quantity: 1  Unit: LS  Work Item: Asbestos containing material (ACM) removal from roof edge cove and vent/pipe penetrations (5% Chrysotile asbestos), performed by certified asbestos abatement contractor.
• Quantity: 1  Unit: LS  Work Item: Preparation of substrate to be clean, smooth, dry, free of flaws, sharp edges, loose and foreign material, oil and grease; ensure all roof drain lines are functioning correctly.
• Quantity: 1  Unit: LS  Work Item: Repair and/or replace plywood decking in accordance with Local building code requirements. Specifications: 10 sheets of 4'x8' plywood replacement included in Base Bid price; additional sheets reimbursed at project bid form rate.
• Quantity: 1  Unit: LS  Work Item: Installation of 1/4" thick pre-primed gypsum cover board with fiberglass mat facer. Specifications: Mechanically attached directly over the plywood deck using Factory Mutual approved heavy duty fasteners and high field strength plates at 12 attachment plates and fasteners per 4'x8' board.
• Quantity: 1  Unit: LS  Work Item: Installation of 60-mil thermoplastic (PVC) feltback membrane (EnergySmart White). Specifications: Adhered directly over gypsum cover board using VOC compliant, water-based adhesive; meets Cool Roof Rating Council (CRRC) requirements for Title 24 compliance.
• Quantity: 1  Unit: LS  Work Item: Installation of adhered 60 mil PVC Feltback roof membrane up the slope of plywood sheathed diagonal bracing. Specifications: Secured at upper base angle with Sarnastop membrane attachment bar and #15 Sarnafastener at 12” o.c. Hot-air welded over perimeter attached horizontal roof membrane.
• Quantity: 1  Unit: LS  Work Item: Installation of adhered 60 mil PVC flashing membrane up and over perimeter parapet walls. Specifications: Adhere new asphalt/oil resistant PVC flashing membrane to properly prepared vertical parapet wall surface.
• Quantity: 1  Unit: LS  Work Item: Installation of new PVC clad metal edge flashing at top outside edge of parapet wall. Specifications: Minimum 4-inch (4") attachment flange, three-inch (3.0") vertical face with three-quarter inch (3/4") hemmed "kick" at bottom edge; secured to wood substrate using approved fastener screws at 4-inch (4") on-center, staggered; continuous metal cleat (hook strip) and PVC membrane cover-strip per manufacturer's standard. Flashing color white or District selected.
• Quantity: 1  Unit: LS  Work Item: Installation of adhered 60 mil PVC flashing membrane at interior parapet walls with skylight or siding at lower roof area. Specifications: Remove existing GSM skirt flashings at existing reglet; adhere new asphalt/oil resistant PVC flashing membrane over prepared parapet wall surface carried up to base of existing reglet flashing; terminate adhered membrane flashing with 22 gauge GSM counter-flashing set in approved urethane sealant and fastened at 12” on center with metal-capped grommetted fasteners.
• Quantity: 1  Unit: LS  Work Item: Installation of adhered 60-mil “asphalt-oil” resistant flashing membrane at removable equipment curbs (exhaust fans). Specifications: Adhered to vertical substrate with approved flashing adhesive, carried up, over top and down 1.5” on inside of existing curb; fastened 12” on center at inside of curb. Reinstall equipment to top of curb set in approved urethane sealant and secured using increased diameter, metal-capped grommeted fasteners at 8” on-center (using existing fastener holes where possible); seal exposed fastener holes.
• Quantity: 1  Unit: LS  Work Item: Installation of adhered “asphalt-oil” resistant flashing membrane at non-removable equipment curbs. Specifications: Adhered to vertical substrate to highest extent possible and terminated with 22 gauge GSM counter-flashing set in approved urethane sealant and fastened at 12” on center with metal-capped grommetted fasteners.
• Quantity: 1  Unit: LS  Work Item: Installation of 60-mil asphalt-oil resistant PVC flashing membrane at existing roof hatch curbs. Specifications: Adhered to vertical substrate using V.O.C. compliant adhesive; termination performed using Roofing Manufacturer approved termination reglet with one-part urethane sealant.
• Quantity: 1  Unit: LS  Work Item: Flashing of all open (soil, vent, etc.) pipes utilizing "Vent Stack" detail with PVC membrane cap. Specifications: Membrane cap carried into top of vent pipe; no clamps for membrane termination accepted for open (non-connected) pipes.
• Quantity: 1  Unit: LS  Work Item: Flashing of all connected (conduit, gas, etc.) pipes utilizing PVC membrane pipe flashing detail. Specifications: Additional 60 mil fiberglass reinforced PVC membrane storm collar set in approved sealant and clamped in place with stainless steel pipe clamp covering primary pipe flashing.
• Quantity: 1  Unit: LS  Work Item: Replacement of all existing roof drain clamping rings, bolts, and debris strainers. Specifications: New matching components.
• Quantity: 1  Unit: LS  Work Item: Installation of 96-mil PVC walkway tread (Light Grey color) at indicated locations. Specifications: Installed in accordance with Roofing Manufacturer's standard.
• Quantity: 1  Unit: LS  Work Item: Negotiation of labor and materials for roof membrane slipsheets and racking attachments for photovoltaic system re-installation.
• Quantity: 1  Unit: LS  Work Item: All flashing and detail work in strict accordance with roofing manufacturer's standard written and detail requirements.
• Quantity: 1  Unit: LS  Work Item: Removal of existing photovoltaic solar panels, racking systems, attachments, wiring, and associated hardware (System Size: 196.20Kwdc, Module Qty: 600 - E Series 327W).
• Quantity: 1  Unit: LS  Work Item: Temporary offsite storage of all removed solar panel components, protected from damage, theft, and environmental exposure.
• Quantity: 1  Unit: LS  Work Item: Reinstallation of removed solar panel components (modules, string wiring, racking, and ballast) as originally installed. Specifications: Utilizing OMG PowerGrip Roof Mount System or approved equal for supports and attachments; new hardware, fasteners, flashings, sealants as needed. Full compliance with solar and roofing manufacturer’s specifications to maintain warranty eligibility.
• Quantity: 1  Unit: LS  Work Item: Commissioning and testing of solar system. Specifications: Includes IV Curve testing on all strings; ensure system is fully operational and performing as intended.
