General Project Description

This project involves the preparation and installation of a new HVAC (Heating, Ventilation, and Air Conditioning) system for the building located at 1 Natoma Street in Folsom. The work includes, but is not limited to, site preparation, demolition, removal, off-haul of existing units, installation of new HVAC and mini-split systems, permitting, testing, startup, inspection, cleanup, and minor associated electrical and plumbing work.

General Bid Items

Quantity: 1 Unit: LS Work Item: Removal of existing HVAC Rooftop System.
Quantity: 1 Unit: LS Work Item: Installation of new HVAC Rooftop System. Specifications: Four (4) 3-ton gas/electric rooftop package units and four (4) 4-ton gas/electric rooftop package units. Units shall be 14 SEER with an 81% AFUE rating. Includes installation of new service disconnects, curb adapters, air hoods, gas piping, condensate piping, electrical wiring, eight (8) 7-day programmable thermostats, eight (8) photoelectric smoke detectors, eight (8) economizers, and site cleanup.
Quantity: 1 Unit: LS Work Item: Removal of existing mini split system.
Quantity: 1 Unit: LS Work Item: Installation of new mini split system. Specifications: One (1) 1.5-ton mini split single-zone system with indoor and outdoor units, wall mount. System shall be 18,000 BTUs with a 22.5 SEER2 rating. Includes installation of new service disconnect, electrical wiring, and site cleanup.
Quantity: 1 Unit: LS Work Item: Permitting, Start-up, Testing, and Inspection. Specifications: Obtain necessary permits from the City of Folsom for removal and installation, coordinate necessary inspections, perform full system startup and operation test for heating/cooling performance and thermostat communication, register manufacturer’s warranty, and provide Title 24 testing.
