General Project Description

This project involves the construction of a new Community Center building and adjacent outdoor spaces within Fremont's Central Park. The scope includes a flexible fitness and dance room, program rooms for arts/crafts/STEM learning, exterior patios, and staff/support spaces. Site work includes demolition of the existing Teen Center, grading, and installation of site utility services (power, water, sewer). Site improvements include upgrading and expanding the existing Teen Center parking lot from 125 to 218 spaces, providing a landscaped circular entryway, creating new access to Paseo Padre Parkway, and constructing patios and an Outdoor Living Room with shade features. The event space will support an indoor seated capacity for 400 people, with a commercial kitchen, event hall spaces that can be flexibly partitioned, and an outdoor patio with a free-standing canopy. The project also includes installation of indoor and outdoor art pieces, and addresses hazardous materials abatement, handling, and removal (asbestos, lead-based paint, universal waste) associated with the demolition. The project includes various communication, surveillance, fire alarm, AV, and IT systems, as well as solar photovoltaic elements, landscaping, site lighting, and operable partitions.

Quantity: - Unit: - Work Item: Alternate #A4: Add eight site lighting poles including footings, fixtures, power and controls. (Base Bid does not include these fixtures. Refer to Specification 26 5601 Site Lighting).
Quantity: - Unit: - Work Item: Alternate #D1: Remove 1 (one) Motorized Operable Partition (between Event Hall 121B and 121C) including track, motor and controls. (Base Bid includes two Motorized Operable Partitions between Event Halls 121A and 121B and 121B and 121C, plus Manual Operable Partition at Exercise Room 102A and 102B. Refer to Specification 10 2226 Operable Partition).
Quantity: - Unit: - Work Item: Alternate #D2: Remove interior and exterior platforms including ramp and steps, lower sill elevation of exterior bi-folding door to grade, and increase exterior bi-folding door height with extension of adjacent finishes/flooring (interior - LVT, exterior - concrete) to removed platform extents.
