General Project Description

The City of Hemet is seeking a qualified contractor for senior home repair projects and Americans with Disabilities Act (ADA) housing modifications under the broader Senior Home Repair Program. This specific Invitation for Bid (IFB) covers work at a property located at 2205 Red Admiral Ln., Hemet, CA 92545. The scope includes the furnishing of all labor, equipment, tools, and materials for various residential improvements. Specific tasks include the installation of smoke/carbon monoxide detectors, luxury vinyl plank flooring with associated trim and leveling, replacement of master bathroom faucets, removal and replacement of a garage door opener, and the demolition and replacement of a gas water heating system (requiring permits). The contractor is also responsible for moving heavy furniture. All work must conform to City building, planning, public works codes, and 2025 Residential Housing Codes, maintaining a journeyman-level of craftsmanship. The contractor is responsible for obtaining all necessary permits and adhering to lead-based paint remediation regulations if applicable.

  • Quantity: LS  Unit: LUMP SUM  Work Item: Replace all faucets at the master bathtub, Specifications: Single handled fixtures, Kohler or equal, with a $200 fixture allowance (excluding installation price).
  • Quantity: 1  Unit: EA  Work Item: Remove existing garage door opener.
  • Quantity: 1  Unit: EA  Work Item: Replace garage door opener, Specifications: Genie 550 ½ HP or equal, including keypad and 2 remotes.
  • Quantity: 1  Unit: EA  Work Item: Demo and remove existing tankless water heating system, Specifications: Cap all water/gas lines (where applicable), drain and haul off site to approved waste site. (Permit Required).
  • Quantity: 1  Unit: EA  Work Item: Install new Temperature & Pressure Relief valve for water heater, Specifications: Discharge pipe directed to a suitable drain/air gap.
  • Quantity: LS  Unit: LUMP SUM  Work Item: Move and replace heavy furniture, including beds, chests of drawers, and bureaus.
