General Project Description

This project involves the construction of a new operations and maintenance facility at the Great Park. The scope includes a one-story main building with office and storage areas, exterior work areas, a detached support structure, and a covered exterior fuel storage and dispensing system. The work encompasses comprehensive site development, including rough and finish grading, underground utility installation (domestic water, sanitary sewer, electrical, communications, audiovisual), structural framing, roofing, exterior enclosures (doors, windows), interior fit-out, asphalt paving, concrete parking, traffic striping, landscaping, and irrigation. Adherence to CALGreen environmental requirements, detailed traffic control plans, and a Community Workforce Agreement with a local hiring goal are mandatory. All work must conform to relevant local, state, and federal codes and specifications.

Quantity: 1 Unit: LSUM Work Item: Covered Yard Areas (Scope includes rough and finish grade for the covered yard, underground infrastructure, concrete paving, footings, structure and canopy/roofing, exterior walls, roll up doors, rolling gate, and rough and finish MEP for a fully functional covered service yard.)
Quantity: 1 Unit: LSUM Work Item: Fuel Area System (Scope includes all rough and finish grade, pads, containers, tanks, bollards, paving, canopy, southern enclosed area, and underground utilities within this area to create a fully functional fuel area.)
Quantity: 1 Unit: LSUM Work Item: All other areas (Scope includes parking lot, landscaping, and site utilities for un-highlighted areas, survey, site prep, demolition, de-grub, rough and finish grading, whole site BMPs/SWPP, underground utilities (zone 4 and stubbed to other areas), asphalt paving, concrete parking, striping, bunkers, trash areas, wash area, pallet areas, EV/Infrastructure, curbs, planters, landscape, irrigation, mobilization, site set up, and demolition/de-grub.)
