General Project Description

This project involves the comprehensive removal and replacement of the existing roofing system at the BHRS Ridgecrest Facility, which has an approximate building footprint of 3,494 square feet. The scope of work includes the demolition and disposal of existing roof components (membranes, flashings, retarder), temporary protection of building contents, and the careful removal/reinstallation of roof-mounted equipment. A crucial part of the project is the inspection and replacement of damaged roof sheathing (assuming 15% of the total area for bidding purposes). The new roof system will be a Class C single-ply waterproof system using white EPDM membrane, including base sheets, flashings, 1/2-inch re-roof board/rigid insulation, tapered insulation for drainage, and pipe/corner seals. Additionally, all sheet metal flashings, scuppers, parapet wall caps, and equipment platform covers will be replaced with 24-gauge galvanized steel and painted to match existing surfaces. The project requires adherence to manufacturer's NDL warranty and a contractor's maintenance warranty.
