General Project Description

This project, under the Senior Grant Program by the Los Angeles County Development Authority (LACDA), involves single-family construction rehabilitation services at 8827 Naomi Drive, San Gabriel, CA. The primary goal is to provide home accessibility modifications and address deferred maintenance for eligible senior citizens, enhancing their mobility, home functionality, and health and safety. The work includes furnishing all necessary labor, materials, and equipment. Specific aspects of the work include installing new exterior doors, comprehensive exterior painting, replacing a dryer, installing a new garbage disposal, and specialized Lead-Based Paint (LBP) and Asbestos Containing Construction Material (ACCM) abatement and management. Quantity: 1 Unit: LS Work Item: New exterior door installation. Specifications: Jeld-Wen or approved equal, style and finish to match existing, including new lock set. Masonite 36 in. x 80 in. Premium Clear 1/2-Lite Mini-Blind Left Hand Inswing Primed Steel Prehung Front Exterior Door Model #84550 or equal. Door needs to be painted and finished.
Quantity: 2200 Unit: SF Work Item: Exterior Painting. Specifications: Water blast (hydro blast) with proper pressure (not to damage existing siding/stucco surface); repair all damaged stucco, patch holes, seal cracks; apply one coat primer and two coats of exterior paint finish on walls & eaves.
Quantity: 1 Unit: LS Work Item: Dryer Replacement. Specifications: Energy Star labeled, manufactured by LG, GE, Whirlpool or approved equal. Work includes new vent flex and universal gas connector. If electric dryer is needed, replacement should ensure power cord matches existing outlet and amp breaker capacity. Follow manufacturer's recommendations. Contractor to purchase appliance with 3 years extended warranty. Color & finish subject to owner's approval.
Quantity: 1 Unit: EA Work Item: New Sink Garbage Disposal Installation. Specifications: Minimum 1/2-HP Noise Insulation Garbage Disposal or match existing disposal of higher HP capacity, manufactured by GE or approved equal. InSinkErator Badger 15ss Non-corded 3/4-HP Continuous Feed Garbage Disposal Model #BADGER 15SS or approved equal. Includes new undersink plumbing connections for sink and drainage.
Quantity: 1 Unit: LS Work Item: Lead-Based Paint (LBP) and Asbestos Containing Construction Material (ACCM) Abatement. Specifications: Contractor responsible for necessary labor, material, and equipment, including occupant and worker protection, to comply with Attachment A (Lead and Asbestos reports). Identify contaminated components and provide necessary labor, material and equipment prior to commencing work. Use only properly trained and certified workers specialized in abatement per reports (California Department of Public Health (CDPH) certified lead abatement workers, DOSH certified asbestos contractors). Work includes clearance report and manifest as required. All LBP related activity to comply with current EPA, CDPH, HUD, and OSHA standards. All ACCM to comply with Cal-OSHA and SCAQMD rule and procedures. Submittal and SGP approval of CDPH Certification of worker or supervisor required prior to commencement of work/remediation.
