General Project Description

This project entails roof rehabilitation at the Kay Ceniceros Senior Center. The scope of work includes the comprehensive preparation and cleaning of existing roof surfaces, reinforcement of any identified roof penetrations, and the application of a commercial-grade silicone roof coating to a 7,500 square foot roof area and associated walls. The selected silicone coating system must carry a 20-year protection and Non-Dollar Limit (NDL) warranty. Construction work hours are restricted to 7:00 AM to 5:00 PM Pacific Time, Monday through Friday, unless prior approval is granted by the Project Manager. Provisions for weekend work may be discussed during the pre-bid meeting and subsequent scheduled site visits.

Quantity: 1 Unit: LS Work Item: Roof Preparation, Cleaning, and Installation. Specifications: Includes cleaning existing substrate surfaces, preparing surfaces for coating application, and applying silicone coating to specified surfaces (roofing, masonry, concrete, metal). Roof preparation involves repairing cracks, open seams, flashings, penetrations, and deteriorated areas using silicone mastic, and removing loose rust from metal substrates by wire brushing or abrasive methods. The application uses #924 ETERNA-SIL PREMIUM 100% SILICONE ROOF COATING, #9400 ETERNA-SIL SILICONE ROOF MASTIC, #997 UNIVERSAL ACRYLIC & SILICONE PRIMER, 652 Ultra Green Roof Wash All Purpose Cleaner, TRP-1 ULTRA SEAL, and Polyester Fabric #932 Fabric. The silicone coating is to be applied at a minimum thickness of 2.5 Gallons/Square for 38 mils DFT to a 7,500 square foot roof area and walls, providing a 20-year protection and NDL warranty.
