General Project Description

This project involves a housing rehabilitation program managed by the City of Modesto's Community and Economic Development Department, funded by HUD. The scope encompasses general property repairs and improvements, requiring adherence to the 2025 California Building Codes, local ordinances, and the Modesto Housing Rehabilitation Specification Manual. Work will involve all necessary labor, materials, overhead, and cleanup, and may include locating and relocating utility lines for foundations of room additions or detached structures. Key aspects cover building maintenance (e.g., roof systems, yard drainage, paint, flooring), environmental quality (e.g., pollutant control, indoor air quality, mechanical exhaust), potential CALGreen measures (e.g., high-efficacy lighting, water efficiency, material conservation, VOC compliance), and strict observance of Lead-Safe Work Practices for pre-1978 homes, as well as adherence to OSHA asbestos standards if suspect materials are disturbed.
