Specifications: Installation of lumber (Douglas fir, larch, redwood) and plywood (exterior type) framing, use of preservative-treated wood, with fastening systems (nails, lag screws, bolts, wood screws, metal framing devices, powder driven fasteners) complying with CBC Chapter 23A.
• Quantity: -  Unit: -  Work Item: Preparation for Re-Roofing. Specifications: Roof tear-off of existing membrane roofing system down to the deck, installation of temporary roofing membrane and temporary roof drainage, protection of existing roof membrane in certain areas with 1-inch minimum MEPS insulation and 15/32-inch plywood/OSB panels. Compliance with EPA notification and hauling/disposal regulations.
• Quantity: -  Unit: -  Work Item: Metal Roof Panels, Standing Seam. Specifications: Provide factory-formed symmetrical vertical-rib, seamed-joint, standing-seam metal roof panels (0.0236-inch/24 ga. minimum thickness Aluminum-Zinc Alloy-Coated Steel Sheet, Grade 50) with high-performance organic coating (Three-coat fluoropolymer, AAMA 621/2605). Panel seam height not less than 2-3/8 inches (60.3 mm), panel coverage 16 inches (406 mm). Install self-adhering, high-temperature underlayment over entire roof surface. Install flashing and trim (from same material as metal panels), pipe penetration flashings (flexible boot type), and roof curbs (minimum 0.080-inch (1.2-mm) thick aluminum sheet). Warranty: Manufacturer's 20-year warranty for materials and workmanship of roofing system; 2-year Installer warranty; 20-year finish warranty for color fading, chalking, and finish breakdown.
• Quantity: -  Unit: -  Work Item: SBS Modified Bituminous Membrane Roofing, Cold-Applied. Specifications: Install SBS modified bituminous membrane roofing system on wood deck, including substrate board (1/4 inch gypsum panel), roof insulation (polyisocyanurate board), modified base sheet (SBS-modified asphalt-coated composite glass fiber mat/scrim, ASTM D6163 Type III Grade S), smooth ply sheet, mineral granulated cap sheet (SBS/RET/Urethane-modified asphalt-coated polyester-reinforced sheet, white granular surfaced, fire-resistant, ASTM D6164 Type II Grade G). Includes roof surfacing with acrylic coating system (highly-reflective elastomeric acrylic roof coating, minimum 24 mils wet thickness) for base and finish coats with a minimum Solar Reflectance Index (SRI) of 105 initial. Use cold-applied roofing adhesives, flashing adhesive (ASTM D4586 Type II Class I), acrylic mastic, and elastomeric joint sealants. Install metal flashings (24-gauge bonderized steel edge metal, 24-gauge bonderized steel counterflashing). Warranty: Manufacturer's 20-year warranty for materials and workmanship of roofing system; 2-year Installer warranty.
• Quantity: -  Unit: -  Work Item: Painting for Exterior Areas. Specifications: Clear spar varnish gloss finish for wood areas (3 coats of MCCLOSKEY MAN O'WAR). Elastomeric finish for cement plaster areas (Full prime with 4600 UNIPRIME II, 2 finish coats with 500 SOLOTEX). Semi-gloss finish for ferrous metal areas (Full prime with 9600 PROTEC METAL PRIMER, 2 finish coats with 8800 POLYTEC SEMI-GLOSS). Gloss finish for ferrous metal areas (Full prime with 4800 METAL PRO PRIMER, 2 finish coats with 8800 POLYTEC SEMI-GLOSS). Painting of wood areas with existing semigloss (Full prime with COVERSTAIN, 2 finish coats with 9800 PROTEC SEMI-GLOSS). Painting of factory finished metal surfaces (Full prime with 9600 Protec primer, 2 finish coats with 8800 Polytec Semi-gloss). All painting work to include surface preparation (scraping, sanding, de-glossing, mildew removal) and in compliance with SCAQMD regulations for VOC limits.
