General Project Description

This project involves the exterior painting of selected buildings at Pacific Grove Middle School, specifically Building C (Performing Arts Center & Music), Building D (Gymnasium & Kitchen), and the Field Restroom. The primary scope includes comprehensive surface preparation such as pressure washing, removal of loose paint, feathering edges, and spot priming, alongside minor wood rot repairs, caulking, and general priming and painting. Adherence to Lead-Based Paint Renovation, Repair, and Painting (RRP) best practices is required due to the presence of lead-based paint on the PAC building. The project also entails specific painting tasks for various building components including siding, eaves, fascia, trim, metal elements (doors, conduits, pipes, equipment enclosures), stucco surfaces, gutters, downspouts, and weep screeds, using specified paint systems like Sherwin-Williams Duration Low Luster and Emerald Urethane trim Enamel or equivalent, applied according to PDCA Industry Standards. Protection of non-painted surfaces and environmental cleanup are also integral to the project.

Quantity: 1 Unit: LS Work Item: Total Cost Painting Building C (PAC/Music), Specifications: Includes pressure washing; removal of loose paint, feathering edges, and spot priming; priming new wood, concrete, and masonry (Sherwin Williams Loxon primer or equivalent); sanding/wire brushing and rust converting rusty metal; scuffing/sanding metal doors and trim (tinted Sherwin-Williams Pro Industrial DTM Acrylic Primer/Finish or equivalent); patching cracks in stucco/masonry; removing staples, pins, nails, tape, and tape residue; filling gaps with paintable elastomeric caulking; tying back and covering plants with burlap; pulling back soils to paint below soil level; cleaning up spills/drops/overspray. Painting of gutter moulding, ornate metal on window openings (white areas only), stucco base, stucco surfaces including front planter, and patching/filling holes where abandoned light fixtures were. Siding, eaves, and wood painted with Sherwin Williams Duration Low Luster or equivalent. Fascia and trim painted with Sherwin Williams Emerald Urethane trim Enamel or equivalent. Exterior conduits and pipes (excluding fire sprinkler pipes) painted the same color as adjacent wall colors. Lead-based paint RRP best practices required. Paint shall not be diluted or thinned. Adherence to PDCA Industry Standards and manufacturer specifications for material application.

Specific work includes sanding, priming, and wood filler for weathered fascia boards to achieve a satisfactory substrate. Painting of the breezeway between the gym and adjacent building. Painting of handrail at breezeway with DTM paint. Painting of gutters & downspouts with DTM paint. Painting of metal equipment enclosure. Lead-based paint RRP best practices required. Paint shall not be diluted or thinned. Adherence to PDCA Industry Standards and manufacturer specifications for material application.
Quantity: 1 Unit: LS Work Item: Total Cost Painting Field Restroom, Specifications: Includes comprehensive surface preparation and painting as detailed for Building C. Specific work includes treating weep screed with a rust converter. Painting of weep screed with DTM paint. Painting of metal trim (excluding newly installed gutters). Lead-based paint RRP best practices required. Paint shall not be diluted or thinned. Adherence to PDCA Industry Standards and manufacturer specifications for material application.
