General Project Description

The City of San Mateo is seeking a qualified professional firm or individual (Consultant) to provide Remedial Architectural Services for the design, product research, coordination, documentation, and construction administration related to the re-roofing of two City-owned facilities: the Beresford Recreation Center and the San Mateo Senior Center. The project involves architectural services across Program and Pre-Design, Schematic Design, Design Development, Construction Documents, Bid Phase, and Construction Administration. Services include defining the project scope, material research, preliminary remediation designs, producing construction drawings and specifications for permit submissions and bidding, assisting with the bid process, and providing construction administration as the Architect of Record.

Quantity: 1 Unit: LS Work Item: General remedial architectural services during Program and Pre-Design, Design, Construction, and Project Closeout Phases. May include analysis of dry-rotted framing and structural repair detailing.
Quantity: 1 Unit: LS Work Item: Program and Pre-Design Phase services, including defining Project scope, soliciting and contracting subconsultant design firms, and developing/maintaining master schedule.
Quantity: 1 Unit: LS Work Item: Schematic Design Phase services, including managing design team, conducting research of potential building enclosure systems and roof assemblies, and creating a report outlining recommended waterproofing systems and products with preferred manufacturers.
Quantity: 1 Unit: LS Work Item: Design Development Phase services, including preparing preliminary remediation designs for Beresford Recreation Center and San Mateo Senior Center, developing typical details for roof assemblies, and producing technical outline project specifications for low-sloping roof coatings and sloped wood shake alternative systems.
Quantity: 1 Unit: LS Work Item: Construction Documents Phase services, including producing and providing technically based construction drawings (Cover Sheet, Site and Location Plans, Roof Plan, Elevations, Sections and Details) formatted for Building Permit submissions, producing technical specifications, and submitting packages at 75% and 100% completion for review.
Quantity: 1 Unit: LS Work Item: Bid Phase services, including assisting with preparation of project-specific Bid Documents, coordinating Pre-Bid Conference, conducting pre-bid site walkthroughs, responding to RFI inquiries, assisting with bid evaluation, and recommending construction contract award.
Quantity: 1 Unit: LS Work Item: Construction Administration services as Architect of Record, including monitoring architectural/waterproofing issues, providing periodic observations and field reports, reviewing product submittals and substitution requests, attending field observation meetings, and attending final Punch List to identify remediation needs.
