General Project Description

The Santa Monica-Malibu Unified School District is requesting proposals from pre-qualified firms for comprehensive Construction Management (CM) services for multiple upcoming projects anticipated to commence within the next year. These services encompass preconstruction/bidding support (reviewing schedules, RFIs, cost estimates), full-time on-site construction management (coordination with school and District staff, enforcing construction documents, monitoring schedules and budgets, reviewing RFIs/change orders, submittal coordination, meeting facilitation, regulatory agency coordination including DSA), and project closeout activities (punchlist creation). The CM services will cover four main construction projects: (1) construction of a new 1-story early education building, play field, parking lot, and campus improvements at Franklin Elementary School (est. $30M); (2) modernization and various campus improvements at Michelle and Barack Obama Center for Inquiry and Exploration (est. $6M); (3) construction of a new multi-story Student Services/Student Center building with a black box theater, grading, and site work at Santa Monica High School (Samohi) (est. $70M); and (4) replacement of windows in Barnum Hall lobby at Samohi (est. $1.5M).

Quantity: - Unit: - Work Item: Oversight of Obama Center Modernization Project, including interior (8,878 sf for Buildings A, B, C, D) and exterior (20,264 sf) renovations, toilet room renovations, plumbing/mechanical/electrical updates, ADA upgrades, signage, new play structure, shade structure, removal of portables, landscape, and minor canopy structural upgrades.
Quantity: - Unit: - Work Item: Oversight of Samohi Student Services Building Project, including abatement and demolition (30,000 sf Business Building), adjacent hardscape and grading, permanent shoring, excavation, export of dirt, utility installation, and new construction of a 50,000+/- sf building with hardscape/landscape improvements, Black Box Theatre, Art Gallery, classrooms, student activities spaces, and rooftop solar.
