Santa Paula City is seeking bids from qualified and interested contractors for the following project titled, CITY OF SANTA PAULA OIL MUSEUM ROOF REPLACEMENT PROJECT – Demolition of Existing Roof, Abatement and Installation of New Roof, identified under Solicitation ID: -. Work is to be performed near 1001 E Main St, Santa Paula, CA 93060, USA in Ventura County.

General Project Description

This project involves the roof replacement for the City of Santa Paula Oil Museum. The scope encompasses the demolition of the existing roof, abatement of hazardous materials (including asbestos and lead-based paint/mastics), and the comprehensive installation of a new high-performance, multi-ply low-slope roof system. The work also includes site preparation, post-abatement testing and clearance, removal and replacement of roof drains, HVAC equipment curbs, and skylight curbs, as well as the installation of new ventilation fans, roof hatch assemblies, flashing for parapet walls and cupolas, guardrails, step-over stairs, and reinstallation of existing skylights. The overall objective is to bring the Oil Museum up to current code compliance and remediate identified hazardous conditions.

General Bid Items

  • Quantity: 1  Unit: LS  Work Item: General Conditions & Site Preparation, Specifications: Ensure all roof openings, skylight wells, HVAC vents, and plumbing vents are protected with a minimum of 2 layers of plastic sheeting. Provide 1 roll-off dumpster for non-toxic building material trash (located in rear parking area).
  • Quantity: 1  Unit: LS  Work Item: Abatement & Testing, Specifications: Provide 1 designated hazardous material sealed trash dumpster (supplied by Athens Services) for abatement waste. Remove all existing built-up roofing and roof materials identified in the FCG Environmental Survey Report dated July 30th, 2023, including asbestos abatement of all roof black mastic, roof black felt, and existing torch down material (grey shingles) on the interior side of parapet walls. Contractor to facilitate, coordinate, and prepare job site for independent testing of post-abatement areas, to be confirmed by contract or prior to completion of abatement.
  • Quantity: 1  Unit: LS  Work Item: Demolition (SOW items 4.0 summary), Specifications: Includes removal & replacement of all 6 existing roof drains; removal & replacement of existing HVAC equip. built-up curbs & skylight built-up curbs; removal of 4 existing whirlybird ventilation fans; removal of existing roof hatch assembly including built-up curbs; removal and safe storage of 2 existing skylights (upper roof) and existing weather station equip. & unsecured uplight fixture for future client use.
  • Quantity: 1  Unit: LS  Work Item: Installation of New Roof (SOW items 5.0 summary), Specifications: Inspect existing roof sheathing and underlying materials for damage and replace as required. Enlarge existing roof hatch opening (4’x4’) to accommodate new code compliant larger roof hatch assembly. Install new built-up curbs at former HVAC equipment locations, existing skylight locations, and new roof access hatch. Install 6 new medium sump clamp ring and cast-iron beehive dome roof drains (Manuf. Josam or approved equal). Prepare existing and repaired roof surface for new roof adhesion. Install 5,800 sq. ft. of new high performance, multi-ply low-slope roof system (fiberglass base sheet and torch-applied modified mineral roll sheet for Class “A” fire rating on entire roof surface and interior of all parapet walls per manufacturer’s specifications).
  • Quantity: 1  Unit: LS  Work Item: Installation of Flashing (SOW items 6.0 summary), Specifications: Install 508 lin. ft. of continuous (approx. 14” width) gauge metal coping flashing at all exterior and interior parapet walls (completely cover top surface with 3” drip edges over pressure treated anchored nail plate, primed and painted with min. 2 coats PPG “Timeless” color # 1058-6 or approved equal, color to match existing brick). Install 9 lin. ft. of new continuous standard 4” width gauge metal flashing with min. 1” lip at interior corner of cupola and lower roof assembly. Install 9 lin. ft. of new continuous standard 4” width gauge metal flashing with min. 1” lip at exterior corner of cupola lower roof assembly.
  • Quantity: 1  Unit: LS  Work Item: Installation of Roof Accessories (SOW items 7.0 summary), Specifications: Install 175 lin. ft. of Grating “GRIDWALK” system or approved equal walkway to extend to all existing roof HVAC platforms. Install 2 step-over stairs at upper roof interior parapet locations. Install 1 new fixed extruded aluminum heavy duty access ladder to exterior of 2nd floor Storage Room window (Manuf. O’Keefe’s Inc. or approved equal). Install 1 new fixed extruded aluminum heavy duty roof access ladder (Manuf. O’Keefe’s Inc. or approved equal) integrated with roof hatch assembly for code compliance. Install 1 new roof hatch at existing location (min. 16 sq. ft. clear opening with min. 2’ clear width, Manuf. Bilco, model #: F-50 48x48 Aluminum Roof Hatch or approved equal). Install 1 new guardrail at roof hatch (Manuf. Bilco, Model # RL2-F 48x48 Hatch Railing or approved equal). Install 4 new fire safe square roof gravity vents (Manuf. Able Sheet Metal Economy Gravity Vents ga. metal 14”x14” square with ¼” 23 ga. square mesh or approved equal). Install 2 new fire safe exhaust vents at lower roof Staff Toilet Room (Manuf. Air King or approved equal). Reinstall existing stored skylights, reattach on new curbs, flash and seal.
