General Project Description

This phased construction project involves the modernization of the hydronic system at Solano Community College District's Fairfield Campus. The scope includes the replacement of deficient underground hydronic Hot Hydronic Water (HHW) and Chilled Hydronic Water (CHW) distribution systems, installation of new hydronic system vaults, and general mechanical room upgrades/repairs. All associated civil, architectural, structural, plumbing, mechanical, electrical, and low-voltage work is required. The contractor must perform safe-off of all utilities, including electrical, fire alarm, data, security, and plumbing. The project also entails hazardous material abatement, including asbestos, lead-based paint, PCBs, and mercury-added lamps, with specific requirements for containment, worker protection, and disposal. Site fencing, safety barriers, portable toilets, and debris bins are to be provided, with multiple relocations as needed. Campus pedestrian access must be maintained, and existing buildings are to remain functional throughout the project duration.

Quantity: 1 Unit: LS Work Item: Provide all labor, materials, equipment, and supplies necessary for the completion of the entire scope of work as outlined in the contract documents, including civil, architectural, structural, plumbing, mechanical, electrical, low-voltage work, utility safe-off, underground hydronic piping replacements, new hydronic system vaults, and mechanical room upgrades/repairs.
Quantity: 1 Unit: LS Work Item: Provide and maintain all security fencing, safety barriers, portable toilets, and debris bins per Contract Specifications, including multiple relocations.
Quantity: 1 Unit: LS Work Item: Perform hazardous material abatement including asbestos, lead, PCB-containing light ballasts, and mercury-added lamps, per detailed specifications for Buildings 200-1000, 1200-1600, 1700A & B, and 1800A & B.
Quantity: 1 Unit: LS Work Item: Alternate #1: Provide temporary Hot Hydronic Water (HHW) Services for B-1500, B-1600, & B-2700 (Zone #1) if required based on time of year.
Quantity: 1 Unit: LS Work Item: Alternate #2: Demolish and replace HHW&R piping at indicated Hot Spots if pressure test fails.
Quantity: 1 Unit: LS Work Item: Alternate #3: Demolish and replace HHW&R piping at indicated Hot Spots if pressure test fails.
Quantity: 1 Unit: LS Work Item: Alternate #4: Demolish and replace HHW&R piping at indicated Hot Spots if pressure test fails.
Quantity: 1 Unit: LS Work Item: Alternate #5: Provide temporary HHW Services for B-1200, B-1300, and B-1400 (Zone #2) if required based on time of year.

Quantity: 1 Unit: LS Work Item: Alternate #8: Provide a parallel 4-inch domestic water line in the outdoor walkway between B-1700A and the Pool, including PVC piping with solvent welded joints, restraint couplings, connection to existing, domestic water riser installation outside B-1700A mechanical room with transition to steel piping and exterior wall penetration, and capping/abandoning existing piping beneath the building.
