General Project Description

This project involves comprehensive roof replacements and maintenance across two school campuses: Peters Canyon Elementary School and Columbus Tustin Middle School. The work generally includes demolition and tear-off of existing roofing systems, repair of damaged structural components, and installation of new cold process monolithic built-up roofing or single-ply reinforced emulsion roofing systems. Specific tasks also cover flashing, metal work (edge metal, skirts, scuppers), roof receptor replacement, tapered insulation system installation, roof coating, and overall site clean-up. Contractors are required to comply with all applicable labor and safety regulations, including lead-based paint and asbestos protocols.

Install Base Flashing with Henry 180 ModifiedPlus NP180gM4, adhered with Henry 902 Permanent Bond Adhesive (2 gallons/100 sq.ft). Apply Pro-Grade 294 Base Coat at 2 gallons per 100 sq.ft per coat. Apply Pro-Grade 280 White Elastomeric Roof Coating at 1 1/2 gallons per 100 sq.ft per coat. Broadcast 20 lbs. of ceramic granules per 100 sq.ft into wet topcoat.

Specifications: Install 1 ply of #195 or #196 Polyester Sheet in 1 layer of Pro-Grade 197 Asphalt Emulsion (4 gallons/sq). Surface with Pro-Grade 197 Asphalt Emulsion, reinforced with #189 Chopped Fiberglass.
