General Project Description
UC Merced is seeking a qualified master developer for a transformative mixed-use development on a 22.75-acre site at 655 Bellevue Road, to create the Bellevue Ranch East Campus Community. This pedestrian-oriented community will primarily feature housing for university faculty and staff, alongside retail spaces designed to foster a "college town" experience with an emphasis on sustainability, connectivity, and community engagement. The selected developer will be responsible for all aspects of planning, design, financing, entitlements, and construction, operating under a long-term unsubordinated ground lease with a potential for a for-sale residential component. Key milestones include a seven-year Option Agreement, securing entitlements within 18 months, and delivering at least 50 rental apartments and 20,000 square feet of retail within the initial two phases, with the first ground lease closing within three years.
