General Project Description

This project involves the comprehensive replacement of the existing roof system at Atlas School, including the removal of the old roof down to the wood deck, repair of any damaged wood decking and fascia, and installation of a new roofing system. The new roofing system will include two plies of R-Mer Seal Underlayment and GAF Reflector Series lifetime dimensional shingles. The scope also entails the replacement of all non-mechanical vents, breathers, heat stacks, penetration flashings, gutters (22GA R-Mer flat sheet), and downspouts (schedule 30 steel pipe, primed & coated). Additionally, the project includes elastomeric acrylic wall coating on connecting walls, involving surface pressure washing, crack sealing, and two-coat damp proofing application. The project requires all labor, materials, and equipment to complete the removal and installation as a "turnkey" project, with owner-furnished "Garland" roofing materials. Replacement of 100% of roof decking material on 'Building D' and fascia boards, including painting, is also required. Potential hazardous material (asbestos and lead-based paint) abatement is identified as part of the work, requiring specific protocols. The work is planned for the summer recess to avoid student and staff interference, with provisions for overtime and weekend work.
