General Project Description
This project involves the comprehensive replacement of the roof system at the Wildland facility. The scope includes the removal of existing roofing materials down to the roof deck, performing localized deck repairs, and ensuring proper drainage by verifying existing roof slopes and installing tapered insulation as needed. The contractor must maintain and protect all existing rooftop elements, coordinate with the HVAC contractor for mechanical equipment replacement (including necessary sleepers, supports, or curbs), and integrate watertight flashing transitions for new mechanical equipment and all penetrations, condensate piping, and mechanical interfaces. The work requires maintaining weatherproof conditions, providing temporary protection against water intrusion and storm water pollution, and sequencing activities to ensure continuous building protection and operational readiness. All new roofing components must be installed according to Garland’s published requirements to secure a 30-year warranty. Bidders are required to provide a unit cost per square foot for potential replacement of deteriorated or compromised roof decking, which includes labor, materials, and equipment. The project is subject to Ventura County's Construction and Demolition Waste Management Plan requirements. Environmental surveys indicated no asbestos-containing materials (ACM) or lead-based paint on general building components, but identified three lead vent pipes; any disturbance of these pipes requires project-related lead abatement by a licensed and certified contractor.
