General Project Description

This project involves the comprehensive replacement of existing HVAC equipment serving UCLA Housing's Canyon Point Residence Hall, a multi-story undergraduate student residential facility. The primary scope includes substituting all existing fan coil units, replacing the main loop chilled water control valves on the roof, and upgrading analog thermostats to control network-compatible models for a future automation system. Ancillary work encompasses selective demolition, interior painting to restore finishes, joint sealant replacement for watertight elements, setup of temporary utilities and construction aids (scaffolds, hoists, trenching, crane operations), installation of vibration and seismic controls, and complete electrical upgrades including low-voltage power conductors, grounding, bonding, and associated hangers and supports. Hazardous material surveys for asbestos and lead-based paint have been conducted, with compliance to all relevant regulations for their management or remediation if disturbed during construction. The project is structured into distinct phases, with specific completion deadlines, and requires adherence to detailed testing, adjusting, and balancing (TAB) procedures for all HVAC systems.

VOC limits for non-flat (150 g/L), flat (50 g/L), anti-corrosive/anti-rust gloss (250 g/L), semi-gloss (250 g/L), flat (250 g/L). Surface preparation includes sanding, cleaning, crack/hole filling.

Specifications: Single-part silicone, Type S, Grade NS, Class 25 (e.g., Dow Corning 791/795) or multi-part polyurethane, Type M, Grade P, Class 25 (e.g., Sikaflex 2c NS-TG), acoustical non-drying/non-hardening flexible (ASTM D 217). Comply with SCAQMD Rule #1113.
Quantity: - Unit: LS Work Item: Installation of HVAC insulation for ducts, piping and equipment. Specifications: Mineral-fiber blanket insulation (ASTM C 553, C 1290) with FSK jacket or similar. Insulation thickness 1-1/2-inch for R-value, with vapor retarders. Fire-spread index 25/50 indoors, 75/150 outdoors.
Quantity: - Unit: LS Work Item: Installation of pipe hangers and supports for HVAC piping and equipment. Specifications: Steel pipe hangers (MSS SP-58), trapeze pipe hangers (MSS SP-69 Type 59), metal framing systems (MFMA-3), thermal-hanger shield inserts (100-psig minimum, compressive strength), fastener systems (mechanical expansion anchors, powder-actuated fasteners), equipment supports. Seismic loads per California Building Code - 2016.
