General Project Description

This project involves the demolition of five existing residential buildings (42 apartment units) and the construction of a 19-story student housing building at 901 Levering Avenue, Los Angeles. The new building will comprise approximately 145 apartments, totaling roughly 310,000 gross square feet, and will provide about 1,130 new undergraduate student beds, primarily in four-bedroom (double occupancy) units. The structure will be a Type I high-rise concrete building with exterior materials including prefabricated curtainwall panel systems, fiber cement, ultra-high-performance concrete, metal panels, punched windows, curtain wall and storefront systems, integral color cement plaster, and exposed structural concrete. The project includes connections to municipal utilities (domestic water, fire water, sanitary sewer, stormwater, electrical, and telecommunications), and will feature an outdoor terrace, entry, rear courtyards, and other landscape and hardscape elements. A service drive from Levering Avenue will provide access for maintenance, deliveries, and trash removal. On-site alternative transportation facilities, such as ground-level bicycle storage and designated scooter parking, are included. The project aims to comply with the University of California Policy on Sustainable Practices and achieve a minimum LEED – NC Gold Certification rating.
