General Project Description
The County of Riverside Purchasing Department, on behalf of Facilities Management, is soliciting proposals for Elevator and Vertical Transportation Preventative Maintenance Services. The project involves routine monthly maintenance, including detailed inspections, lubrication, adjustments, cleaning, and minor repairs, for 122 elevators and vertical transportation units across 43 county buildings. The scope also includes conducting special tests (fire service, seismic, load tests), thorough initial and ongoing cleaning of elevator components (hoist-ways, pits, machine rooms, car tops, door tracks), maintaining a local stock of essential replacement parts, and providing timely call-back services for emergencies and repairs. The contractor must ensure performance meets manufacturer standards and applicable codes, and adhere to prevailing wage laws.

- Quantity: - Unit: - Work Item: Elevator performance standards: Smooth starting, acceleration, stopping, leveling (within +/- 3/8" for Traction, 1/2" for Hydraulic), no swaying/vibration, quiet operation, rapid but not violent emergency stop, door pressure below 30lbs. Contract speed not to vary by more than 10% for hydraulic/open loop motor control, 3% for closed loop motor control systems.
