General Project Description

This project involves the renovation of an existing residential care facility at 333 7th Street, San Francisco. The purpose is to reopen the facility as a Dual Diagnosis (DDX) program, designed to serve up to 16 clients diagnosed with both mental health and substance use disorders. The facility will be licensed by the California Department of Health Care Services (DHCS) as a residential SUD treatment program, aiming to provide housing, shelter, or services to people experiencing homelessness. The scope includes selective demolition, concrete work (cast-in-place, reinforcing bars), various metal fabrications, structural metal stud framing, rough carpentry, architectural cabinets, solid surfacing, thermal and moisture protection (waterproofing, SBS modified bituminous membrane roofing, firestopping, joint sealants, sheet metal flashing and trim), installation of doors (hollow metal, flush wood, access), unit skylights, door hardware, glazing, non-structural metal framing, gypsum board, tiling, concrete floor sealers, resilient flooring, acoustic insulation, painting and coating, signage, wall protection, commercial toilet accessories, tub enclosures, solid surface countertops, elevator preventive maintenance, hydraulic passenger elevators, comprehensive plumbing systems (domestic water, sanitary waste, vent piping, insulation), heating, ventilation, and air conditioning (HVAC) systems (common work results, hangers, supports, vibration/seismic controls, identification, testing, adjusting, balancing, duct insulation, refrigerant piping, split-system air conditioning), and electrical installations (common work results, low-voltage power conductors/cables, grounding/bonding, raceways/boxes, panelboards, wiring devices, switches/circuit breakers, interior lighting). Additionally, the project requires abatement and environmental management of hazardous materials, including asbestos, lead, PCB ballasts, mercury-containing lamps, and contaminated soils, to ensure compliance with federal, state, and local health and safety regulations.
