General Project Description

This project involves the adaptive reuse and tenant improvement of a 170,000-gross-square-foot, two-story life sciences building for UCLA Health. The primary objective is to establish a state-of-the-art Sports Medicine Institute, relocate the existing Clinical Microbiology Laboratory, and create new community fill and specialty pharmacies. The scope includes pre-construction services (Phase 1), demolition and make-ready construction (Phase 2A), and new construction (Phase 2B). Key renovations will incorporate minor seismic improvements, utility system upgrades, enhanced safety and security measures, and full compliance with Americans with Disabilities Act (ADA) and University sustainable practices, targeting LEED Silver ID+C certification with a goal for LEED Gold, Version 4. The project requires extensive coordination, adherence to prevailing wage laws, and robust safety protocols.
