General Project Description

This project involves the demolition and replacement work required to refurbish student rooms, lounges, corridors, and lobbies within De Neve’s Acacia and Birch residential buildings. The scope includes refreshing wall, ceiling, and floor finishes. Specifically, student rooms will receive new paint, vinyl plank flooring, wall base, hardened wall panels, and corner guards in high-impact areas. Common areas (lounges, lobbies, and hallways) will receive new flooring, wall base, corner guards, and wall finishes. The project is divided into two phases: Phase 0 for submittal preparation, University approval, and material procurement, and Phase 1 for all physical work in the Acacia and Birch Buildings, anticipated to run from June 15, 2026, to August 29, 2026, when the building is unoccupied.

Quantity: LS Unit: LS Work Item: Selective Demolition, Specifications: Dismantling, cutting, alterations, and removal of existing structures and materials for salvage or disposal. Patching and repairing existing items to remain.
Quantity: LS Unit: LS Work Item: Preparation and Cleaning, Specifications: Prepare surfaces for new work and finishes, including cleaning substrates, patching and sanding walls, ceilings, and floors.
Quantity: LS Unit: LS Work Item: Joint Sealant Installation, Specifications: Install joint sealant at seams and edges of wall protection panels, color coordinated to match finishes. Silicone Sealant (ASTM C 920, Type S, Grade NS, Class 25), Plastic foam joint-fillers, Bond-breaker tape, Primers.
Quantity: LS Unit: LS Work Item: Door Hardware, Specifications: Provide and install finish hardware, including additional necessary items. Hardware shall meet 2022 CBC requirements. Finishes: US28 (BHMA No. 628) or US32D (BHMA No. 630/626). Includes protection and reinstallation of Onity Locks.
